Northbrook is a village in transition. Up to 2,000 new homes are coming to the Northbrook Court site on Lake Cook Road. At the same time, the established neighborhoods around Techny Prairie, Village Green Park, and Glenbrook North are full of homes built in the 1970s, 80s, and 90s — many on systems at or past the end of their lifespan. We install HVAC across every era of Northbrook housing.
Northbrook is one of Chicago’s most sought-after North Shore suburbs — 35,000 residents across 13.3 square miles, ranked a top place to live in Cook County. But its housing stock is far from uniform. The village has three distinct housing zones, each with different HVAC challenges, different permit rules, and different timelines for when systems reach end-of-life.
The newest zone is the Northbrook Court redevelopment site on Lake Cook Road — a $750 million mixed-use project bringing up to 2,000 new apartments, townhomes, condos, and a 55+ community to the 100-acre site. Village trustees approved residential construction in March 2025. New units need properly sized HVAC systems before first occupancy.
The established zones are the village’s backbone: post-war single-family neighborhoods from the 1950s and 1960s, and the larger 1970s–1990s subdivisions built across the central and western parts of the village. Systems in those homes range from 25 to 70 years old — many are on borrowed time.
We’ve built dedicated pages for each of Northbrook’s major landmarks and neighborhoods. Each one covers the specific housing types, permit rules, and local access details for that area. Find yours below.

Northbrook’s housing range — from 1950s post-war ranches to brand-new high-rise units at the Northbrook Court redevelopment — means we install every type of heating and cooling system. Every job starts with a site visit before any equipment is selected. Getting the size right is the most important step.
The Village of Northbrook requires a permit for HVAC installation. This covers all new system installs, system type changes, and equipment relocations anywhere in the village — from the Lake Cook Road corridor near Northbrook Court to the older streets near Glenbrook North. Permit applications go through the Development and Planning Services Department at 847-664-4050.
Northbrook has one permit rule that stands out from neighboring villages: it does not require a village-specific contractor license for HVAC work. Glenview and some other nearby municipalities do require local contractor registration. In Northbrook, Illinois state licensing is sufficient. This means we can move faster on your project without pre-registration delays.
Northbrook also has a clear emergency exception. If your home has no heat in winter or no cooling in summer, work can begin before the permit is issued — but the permit must be applied for on the very next business day. Failure to do so results in a fine. We handle the application on your behalf so you stay compliant even in an emergency.
We serve every Northbrook neighborhood without a trip charge. That means the Lake Cook Road corridor near Northbrook Court in the north, the central village streets around Village Green Park and Glenbrook North, the western edge near River Trail Nature Center and Riverwoods, and the southern Techny-area neighborhoods near the Glenview border.
Northbrook is accessible via I-294 (Tri-State Tollway) along its western edge and the Edens Spur along the north. Waukegan Road and Skokie Boulevard run north-south through the village’s center. Lake Cook Road connects east to west along the northern boundary. We use all of these corridors for fast, on-time service across the village.
We also serve the full surrounding North Shore: Glenview, Glencoe, Highland Park, Deerfield, Wheeling, Northfield, Wilmette, Winnetka, Morton Grove, Park Ridge, Skokie, Niles, and Chicago.
New construction or 50-year-old ranch — every Northbrook home type, every neighborhood. Licensed, insured, and available 24/7.
Northbrook has a specific emergency exception for exactly this situation. If your home has no working heat during winter or no working cooling during summer, installation work can begin before the permit is issued. There is one firm requirement: the permit must be applied for on the very next business day after work begins. Failure to do so results in a fine from the Village.
When you call us for an emergency install, we manage the full process — we perform the work, file the permit the next morning, and handle inspection scheduling. You don’t need to track any of it yourself.
No — and this is one of Northbrook’s notable differences from some neighboring municipalities. Northbrook does not require a village-specific contractor license for HVAC work. Illinois state licensing is sufficient. This means we can begin work on your project faster, without pre-registration delays that apply in other villages.
Quite possibly. Most HVAC systems are designed to last 15 to 20 years. Homes built in the 1970s and 1980s may have had their systems replaced once already — but even a replacement from the mid-2000s is now approaching the 20-year mark. Northbrook winters push heating systems hard, with temperatures regularly dropping below 14°F.
We recommend an assessment for any Northbrook home with a system 15 or more years old. We can tell you whether you have several good years left or whether replacement now prevents a costly emergency breakdown in January or February.
Yes. The Northbrook Court redevelopment at 1515 Lake Cook Road includes apartments, townhomes, condos, and a 55+ community — with some buildings planned up to 12 stories. New units need properly installed HVAC systems before first occupancy.
Multi-story buildings require elevator staging, hallway protection, and coordination with building management. We handle all of that planning in advance. We’re experienced with multi-unit installs of this type throughout Northbrook and the broader North Shore.
Each village has its own permit office, building code adoption timeline, and contractor licensing requirements. Northbrook does not require a village contractor license for HVAC work; some neighboring municipalities do. Northbrook’s permit process runs through the Development and Planning Services Department at 847-664-4050. Glenview permits go through the Development Center at 2500 East Lake Avenue. Deerfield has a separate office entirely.
If your property is near a village boundary, we confirm jurisdiction before starting any work. We’re active across all of these communities and know the specific rules in each one.
